Focusing on Shah Alam

 

OSK Property recently unveiled its Emira Residence and Urban Retail mixed-use development in Shah Alam.

The weekend preview last month at Plaza OSK drew crowds of homebuyers curious about the development which is strategically located in the heart of Shah Alam.

Contemporary in style and fluid in design, OSK property buyers say Emira offers people the city’s best choices of leisure and entertainment.

The Shah Alam area seems to be drawing the attention of developers of late.

The many upcoming developments create new hotspots for vibrant living in Shah Alam.

OSK Property Holdings Bhd sales and marketing assistant general manager Chee Kok Keong said Emira Residence fits right into the vicinity and provides an upscale urban-living experience.

The development is a linear building with all units facing either north or south.

Set upon a 2.9 acre site in Section 13, the leasehold development provides lifestyle facilities and retail space.

The development features 400 units of residential suites with one- to three-plus-one room layouts priced between RM385,000 to RM767,000.

The built-up areas for the residential units range between 614 sq ft and 1,238 sq ft.

The retail portion of the development features 50 shop units, spread across two levels, providing access to a great shopping and dining experience for residents.

The 28-storey building has three lifts servicing each floor.

Buyers of the residential units will be allocated one to three parking bays t, depending on the number of rooms in a unit. The residential area of the project will have a multi-tier security system.

All units come partially furnished with kitchen cabinets, hob and hood, and water heater and air conditioner points.

Chee says that Emira presents residents with facilities that are uncommon in Shah Alam. The development’s residential podium features terrace gardens, patterned and spread out as outdoor green rooms.

The podium will offer a 25m swimming pool, jacuzzi, floating sofa-bed lounges, and children’s pool.

Chee says great attention is also being directed towards the design of gardens, which will feature water canals interlaced with grass mounds and beautiful flower gardens.

Crescent lounges and colourful play areas for children are planned for the green areas.

The leasehold development is suitable for small families and young couples.

“Since we unveiled the project, we have seen a take-up rate of 50%, with many units either booked or sold,” Chee said.

He added that the maintenance fee for the project at 33 sen per sq ft, is lower than for other similar projects.

Residents of Emira Residence will find themselves relatively close to existing hypermarkets Giant and Tesco, MSU University, the Shah Alam Stadium, and in front of the upcoming Aeon hypermarket that will be completed before the Emira project.

Residents living in the area will also find it easy to travel into and out of Shah Alam as they will be well well-connected to major highways such as the Elite highway, Federal Highway, and Damansara-Puchong Highway, making trips to Kuala Lumpur, Petaling Jaya or KLIA a breeze.

In addition, the LRT and MRT lines proposed for Shah Alam will enhance connectivity to the wider Klang Valley.

The Emira Residences and Urban Retail is now open for registration.

Emira Residences and Urban Retail will began construction in December and is scheduled for completion in 2018.
